The salary needed to rent depends on the landlord or agent’s referencing method. Under a common 30× monthly-rent illustration, £1,000 rent may require £30,000 gross annual household income.

The formula
Required gross annual income = monthly rent × income multiple. If the agent uses annual rent and a percentage, annual rent ÷ 0.40 produces the same result as monthly rent × 30.
Is this individual or household salary?
It depends on the tenancy and the referencing policy. Joint applicants may be assessed on combined eligible income, but each applicant can still be checked separately. Read our guide to joint-income rent affordability.
Passing the check versus affording the rent
The table estimates a possible referencing threshold. It does not allow for tax, debt, childcare, commuting, energy, council tax or other costs. Use the rent affordability calculator to compare the reference test with a personal monthly budget.
What if your income is below the threshold?
An agent may consider a guarantor, savings or other evidence, but it does not have to. In England, relevant tenancies are subject to rent-in-advance restrictions from 1 May 2026: rent cannot be requested before signing and a monthly renter can generally be asked for no more than the first month after signing and before the tenancy begins.
