How rental affordability checks work
Many letting agents compare the annual rent with gross annual household income. A common illustration is a 30× monthly-rent test: £1,000 monthly rent multiplied by 30 gives £30,000 gross annual income. This is not a legal rule and different agents, landlords and referencing providers can apply different multiples and additional checks.
A referencing result is also different from personal affordability. Your take-home pay, debt, childcare, travel, utilities and other commitments determine whether the rent is sustainable for you.

Important UK differences
