The amount needed to start a tenancy is usually much higher than one month’s rent. You may need a holding deposit, tenancy deposit, first rent payment, moving costs and money for household setup.
Quick estimate: for an England tenancy charging £1,000 a month and taking a five-week deposit, the first rent payment plus tenancy deposit is about £2,153.85. A one-week holding deposit may be paid earlier and then, with your agreement, credited towards the rent or tenancy deposit. Moving and setup costs come on top.
Choose where the property is
Upfront payment rules and tenancy terminology differ across the UK. The England worked example below does not calculate a lawful maximum for another nation.
Before-you-pay checklist
- Identify the property nation and type of tenancy or occupation contract.
- Ask for an itemised written schedule showing each payment, due date and purpose.
- Mark every amount as refundable, creditable towards another payment or non-refundable.
- Confirm the deposit-protection scheme and the deadline for protection.
- Confirm whether a holding payment will be returned or credited if the tenancy proceeds.
- Check that the first rent request follows the rules for the property’s nation.
- Keep the advert, proposed agreement, receipts and payment correspondence.
- Do not send money until the landlord or agent and payment destination have been independently verified.

Common upfront renting costs
Holding deposit
A holding deposit reserves a property while checks are completed. In England, current government guidance caps it at one week’s rent. It is not an extra tenancy deposit. If the tenancy proceeds, it must normally be returned, although you can agree for it to be put towards the first rent payment or tenancy deposit.
Tenancy deposit
In England, the usual maximum is five weeks’ rent where annual rent is below £50,000 and six weeks where annual rent is between £50,000 and £100,000. The calculation uses weekly rent, not simply one calendar month’s rent.
First rent payment
In England, after the tenancy agreement has been signed, current guidance says the landlord can require a maximum of one month’s rent before the tenancy starts. The rent then follows the regular payment schedule in the agreement.
Moving and setup
Allow for van hire or removals, storage, cleaning, travel, basic furniture, kitchen equipment, curtains, broadband installation and replacing items that are not supplied.
Bills before the first payday
Keep money available for Council Tax, energy, water, broadband, television licensing where required, travel and food. Some bills may arrive soon after you move.

If Alex had already paid a one-week holding deposit of £230.77 and it was credited to the tenancy deposit, it would not be added again. Always ask for a written breakdown to avoid double counting.
How to reduce the amount you need
- Ask exactly what is included with the property before buying furniture.
- Compare removal quotes or use van hire where practical.
- Check whether your council offers deposit, bond or rent-guarantee support.
- Ask whether the holding deposit will be credited towards another payment.
- Avoid paying for optional services simply because an agent recommends them.
- Keep an emergency buffer after moving rather than spending every available pound upfront.

Is a holding deposit an additional cost?
It may temporarily increase the cash you need during the application, but if the tenancy proceeds it is generally returned or, with your agreement, credited towards another permitted payment.
How do I convert monthly rent into weekly rent?

Should I use all my savings for the move?
Try to retain a buffer for unexpected bills, travel, repairs to your own belongings and delays in receiving wages or deposit refunds from a previous tenancy.
Renting rules by nation
England
Right to Rent document checks apply in England. For relevant assured tenancies, current rules from 1 May 2026 restrict rent requested before the tenancy starts: rent must not be requested, encouraged or accepted before the agreement is signed, and a monthly renter can usually be asked for no more than one month’s rent during the pre-tenancy period. A holding deposit is normally capped at one week’s rent. A tenancy deposit is normally capped at five weeks where annual rent is below £50,000 and six weeks from £50,000.

Scotland
Most new private tenancies are private residential tenancies. A landlord or agent cannot charge a holding fee or other premium as a condition of the tenancy. A refundable tenancy deposit cannot exceed two months’ rent and must normally be lodged with an approved scheme within 30 working days. Scottish Government model terms say no more than six months’ rent may be requested in advance.
Wales
Renters are generally called contract-holders and the agreement is an occupation contract. Welsh rules prohibit specified letting fees; a refundable holding deposit may be required but should not exceed one week’s rent. Tenancy deposits continue to require protection. Northern Ireland
A private-tenancy deposit cannot exceed one month’s rent. It must normally be protected in an approved Tenancy Deposit Scheme within 28 days, with the required written information supplied within 35 days. Rent paid upfront is not automatically a deposit, but money taken as security against non-payment must be protected.
